Buying a property in Spain is easy with Rayos de Sol

Marco Klomp (43) and Yvonne Kesler (39) moved to Spain nine years ago with their three children. There they started Rayos de Sol, a company that helps people buy a house in Spain. The couple wanted to make a difference in the market through excellent service: ‘We had a clear goal: to make the purchase of a property in Spain easier by giving people one point of contact from the beginning to the end of the purchase process.’

The advantage for Dutch customers is that Rayos de Sol is Dutch-speaking. Kesler: ‘We maintain contact with the constructors and local brokers. From the first contact to the viewing, the customer is in contact with the real estate agent who also shows the region and visits the properties with them, so that he knows exactly what the customer is looking for and the customer does not have to explain this again and again in the own or a foreign language. In fact, customers themselves send us the properties they find online. Every customer is unique and there is a personal service for everyone; customers have a name with us, not a number. Our entire team is there for them before, during and especially after the sale. Finding a home is often the easiest part.

We then introduce the customer to the lawyer and, by proxy, arrange for the notary to handle the purchase. Then our work starts in terms of after-sales, such as furnishing, air conditioning, energy, internet and service contracts; nothing is too much for us. In the case of new construction, we follow the construction free of charge and provide photo and video reports. After delivery, we are always present at the delivery of furniture and installation and the extras ordered by the customer. This way we take away all worries and the customer can immediately enjoy the first stay in the house.’

Your dream is their passion! Klomp: ‘Realizing the customer’s dream is what we do it all for. We see the purchase of an apartment or villa in Spain as teamwork, both within our team and together with the customer. Together we look for and find the home that best suits the customer; as an investment for rental, or as a holiday or (semi) permanent home.’

A golden team through synergy

Klomp’s expertise as a project controller in the construction sector in combination with Kesler’s expertise in sales is a strong example of synergy, says Klomp: ‘Yvonne visits more often. When purchasing, I come into the picture, regarding the contracts, consultation with a lawyer and ensuring that the extras are recorded. In the case of new construction, I arrange the follow-up and bank guarantees for partial payments. I don’t like ambiguity or loose ends.’ Kesler emphasizes that their own experience was the starting point, but the couple has not stood still: ‘We are now AIPP registered and are in the final phase of studying for API certification; that is the Spanish NVM. We are now eight years and many satisfied customers further. Many new customers come through previous customers, which gives great satisfaction.’

Solid company that makes dreams come true

Klomp explains that in that period Rayos de Sol has grown into a solid company with a close-knit team of employees, all trained in the business philosophy: ‘Our customers are often busy and would like a single point of contact who is also available outside office hours. They want clarity and overview – we offer that, even for homes that are not on our own website.’ Kesler: ‘It starts with the intake, inventorying and discussing the package of wishes, the budget and the options within it. We know what is possible and what is not. In this way we ultimately select a number of homes that can be viewed.’

Target audience

According to Klomp, the target group ranges from younger people looking for a holiday home or investment property to pensioners looking for a (semi-)permanent home: ‘Property prices vary from an apartment on the golf course of 90,000 euros to villas worth millions, but in all cases it is a solid investment. Whether it is for rental, as a holiday home or (semi) permanent residence: the house will one day be sold again. That is a good perspective, but maintenance and/or rental is necessary in the meantime. We also mediate between parties in this respect, so that the owner is completely unburdened.’

Field

Currently, Rayos de Sol covers the entire Costa Blanca and Costa Cálida. Kesler: ‘These are currently the best regions in Spain. Not too hot in summer, not too cold in winter. There is a good mix of permanent residence and holiday use there. In the summer it is busy in every coastal town, but the Costa Blanca and Costa Cálida cannot be compared to the Costa Brava, where it gets too busy in the summer. Costa Blanca is also currently developing as an investment: prices have risen 10% in one year.’ In the future, Rayos de Sol also wants to offer the Costa del Sol, says Klomp: ‘In the higher segment, for apartments from € 500,000 and villas from € 800,000.’

Kesler: ‘We have options for every budget. If we look at the possibilities in the middle and high segment, they are unprecedented in Spain, for example the complexes in the luxury part of Benidorm, Cala de Finestrat, within walking distance of the beach with facilities such as an indoor and outdoor swimming pool, sauna, gym, sports fields , bar/restaurant! These types of complexes have indoor swimming pools, jacuzzis, sun terraces and bars/restaurants on the higher floors with stunning views of the entire area.’ Klomp: ‘In addition, we offer the most extensive range of new homes in the Costa Blanca and Costa Cálida, because we work with almost all constructors.
